Seal Your Foundation

Waterproof Sheet Membranes

Cracks can be caused by poorly built foundation footing that allows a wall to drop or settle, causing separation or cracks or holes in the blocks used to form basement walls.

One of the essential parts of our job is to excavate and seal the cracks, gaps, and holes in your foundation wall that are letting water into your basement.

We will excavate the problem areas and clean the wall as needed. We then fill the cracks, gaps, and holes with high-quality fast-setting mortar or hydraulic cement. Then a special primer is applied to the work area, followed by a thick polymer sheet membrane layer. The work area is then filled in, and the ground is compacted.

Redirect Water

Foundation Grading and Regrading

Regrading offers one of the best ways to shed water away from your foundation walls and divert it to an area where it can safely permeate naturally into the earth and not into your basement. Areas directly around the immediate perimeter of your home, usually 3' to 6' out from foundation walls, are the most critical areas to regrade. We remove any landscape material in the area and can reinstall or replace these materials professionally at your request. We install compactable soils that can resist settling through the years. Other larger areas away from the home may be regraded with a Bobcat to create a swale to carry water away to a designated area or lower a high spot to allow water to flow out. We may need to work around paved areas or remove pavement to perform our work.

Imrprove Drainage

Exterior Drain Tile Systems

The exterior drain tile system is installed along the inside of the edging that borders your decorative rock or mulch beds around the foundation of your home. The perforated drain tile intercepts the water before it can soak in and reroutes it to a predetermined location where it safely can soak in, away from your home's foundation walls. We use a perforated drain tile with a fabric sleeve to keep it from plugging up with tiny particles that wash through the system over the years. Please keep outlets clear of snow, ice, and debris year-round.

There are other types of exterior drain tile systems besides the one shown. This method may or may not be recommended depending on the water problem.

Install and Protect

Window Wells

Before building up properly around the foundation, it is necessary to install window wells or raise the height of existing wells to keep soil and moisture away from the window frame, keeping it free from rot. Existing wells should be inspected for rodent holes and tunnels. It's not uncommon to find a mouse or a chipmunk digging in or around window wells and concrete steps. These holes can drain water straight down to your footing and should be dug out, filled in, compacted, and have the rodents removed.

If an existing well is set too low, we often add a small decorative wall block 4" by 12" around the well top, without removing it, to give the height needed to build up properly around the home's foundation.

Prevent Flooding

French Drains

French drains are a good way to drain unwanted water from a low area in your yard. We start by digging a "trough" down the middle of the lowest spot in the problem area and leading downwards towards our designated area.

Perforated drain tile with a sleeve and an outlet is installed and covered with river rock. Then a permeable fabric is laid on top of the rock to keep the system clean. Followed by soil and sod or seed on top of the fabric so it will blend in with the yard. Please keep outlets clear of snow, ice, and debris year-round to flow out.

This method may or may not be recommended depending upon the particular situation.

Gutter Extensions

Gutter extensions often do not extend far enough out from a home's foundation walls or may be missing altogether, allowing water to pool up by your foundation walls and enter your basement.

Using the right parts, we can install a solid, flexible drain tile that runs underground and extends it out to anywhere that goes down a hill to exit via a pop-up outlet safely. This can be very important because of the amount of water that comes off your roof each time there is heavy rain. The gutter extensions allow the water to drain away from your home to keep it safe and dry. Please keep outlets clear of snow, ice, and debris year-round.

Redirect Water

Channel Drains

Channel drains are commonly installed along concrete or asphalt to intercept water similar to a French drain but explicitly made for paved surfaces. They are incredibly durable and meant to be driven over by motor vehicles.

The channel drain is installed level with the top of the paved surface and is connected to solid drain tile draining downhill and away to a designated area. This method works exceptionally well to keep water from entering the garage floor and can also be used in other applications. Please keep outlets clear of snow, ice, and debris year-round
